Assistant Property Manager – Knoxville, TN
  • Assist Property Manager in the following areas
  • Responsible for overseeing the day-to-day operations
  • Experience in tenant screening, lease management, rent collection and maintenance coordination 
  • Screening potential tenants through background checks and credit reports 
  • Negotiating lease agreements and ensuring compliance with rental terms 
  • Conducting regular property inspections to identify maintenance needs 
  • Coordinating repairs and maintenance with contractors 
  • Setting rental rates based on market analysis 
  • Preparing and managing property budgets 
  • Advertising vacant units to attract new tenants 
  • Showing properties to potential tenants 
  • Excellent communication and interpersonal skills to interact with tenants and contractors
  • Strong organizational skills to manage multiple tasks and deadlines
  • Financial literacy to track expenses and manage budgets
  • Basic understanding of property management software
  • Comp: $65-70K
Assistant Property Manager Responsibilities
Responsible for overseeing the day-to-day operations, including tenant screening, lease management, rent collection, maintenance coordination, addressing tenant concerns, and ensuring compliance with local regulations, all while maximizing property value and tenant satisfaction. 

Key responsibilities

Tenant Management:
    1. Screening potential tenants through background checks and credit reports 
    2. Negotiating lease agreements and ensuring compliance with rental terms 
    3. Collecting rent payments on time and managing late rent collections 
    4. Addressing tenant complaints and concerns promptly 
    5. Handling tenant turnover, including move-in and move-out inspections 
Property Maintenance:
    1. Conducting regular property inspections to identify maintenance needs 
    2. Coordinating repairs and maintenance with contractors 
    3. Overseeing emergency repairs and addressing urgent issues 
    4. Managing preventative maintenance schedules 
Financial Oversight:
    1. Setting rental rates based on market analysis 
    2. Preparing and managing property budgets 
    3. Tracking expenses and income related to the property 
    4. Monitoring property performance and identifying areas for improvement 
Legal and Compliance:
    1. Ensuring adherence to local landlord-tenant laws and regulations 
    2. Handling eviction procedures when necessary 
    3. Staying updated on legal changes impacting property management 
Marketing and Leasing:
    1. Advertising vacant units to attract new tenants 
    2. Showing properties to potential tenants 
    3. Managing online property listings 
Required skills:
